We are currently supporting our client in search of an experienced Senior Property Supervisor to join their team.
Job Purpose Summary:
The Senior Property Supervisor is responsible for overseeing day-to-day property operations across multiple buildings within the company’s assets. The role ensures consistent service standards, supervises Property Supervisors, manages unit readiness, and service standards, supervises Property Supervisors, manages unit readiness and handles escalated tenant matters. This position plays a key role in driving operational performance, supporting leasing activities and ensuring high-quality tenant experience while maintaining full visibility on occupancy, unit readiness, and service delivery.
Roles & Responsibilities:
Site Operations & Project Coordination:
- Coordinate daily operations across multiple buildings and properties.
- Ensure consistent service delivery and operational standards across all sites.
- Monitor performance of property operations and proactively address service gaps.
- Ensure smooth coordination between Property Management and Facility Management teams.
- Support operational readiness of properties at all times.
- Enforce operational actions across Property Supervisors and FM teams within defined authority limits
Team Supervision & Performance Management:
- Supervise and mentor Property Supervisors, ensuring effective performance.
- Set clear performance targets for inspections, reporting, and service delivery.
- Monitor team productivity and provide guidance for improvement.
- Ensure adherence to company procedures and operational standards.
- Support training and development of supervisory staff.
- Monitor and report on operational KPIs, including unit readiness, inspection compliance and service delivery standards.
Unit Readiness & Turnover Management:
- Manage unit turnover processes to ensure quick availability of vacant units.
- Coordinate with FM teams for timely maintenance and readiness of units.
- Conduct or oversee inspections to ensure units meet aesthetic and functional standards.
- Ensure vacant units are ready for leasing within defined timelines.
- Monitor turnaround performance and identify areas for improvement.
- Ensure units are not only maintenance-ready but also market-ready for leasing purposes.
Leasing Coordination & Vacancy Management:
- Coordinate closely with the leasing team to ensure all vacant units are prepared and positioned for leasing.
- Track the status of vacant units and leasing pipeline, highlighting delays or challenges
- Support leasing activities by ensuring units are ready for viewings at all times.
- Gather and share tenant feedback to support unit positioning and leasing strategy.
- Flag slow-moving units and recommend operational actions to improve leasing performance.
Tenant Issues & Escalation Handling:
- Act as the primary escalation point for complex tenant complaints and disputes.
- Ensure timely resolution of issues escalated by Property Supervisors within defined SLAs.
- Maintain high standards of tenant service and satisfaction.
- Coordinate with relevant teams to resolve operational or maintenance-related issues.
- Support tenant retention efforts through effective issue resolution.
Inspections, Reporting & Documentation Control:
- Conduct inspections and audits of units and common areas.
- Oversee documentation of move-in and move-out inspections for deposit reconciliation.
- Ensure proper recordkeeping and accuracy of inspection reports.
- Provide regular reports to the Head of PM covering occupancy, vacancy units readiness and maintenance needs.
- Maintain accurate and real-time operational data across all assigned properties.
- Track and report tenant complaints trends and operational performance indicators.
Any other task assigned by the direct superior.

Education:
Bachelor’s degree in Business Administration, Real Estate, Property Management, Engineering or related field
Certificates:
Preferred Certifications:
- Property management certification
- Customer service or operations management training.
Computer Literacy:
- Computer literate.
- Proficiency in S Office, Property Management Systems (PMS).
Languages:
- English fluent.
- Arabic is preferred.
Experience
- 8-10 years of experience in property management or real estate operations.
- Minimum 2–3 years in a supervisory role.
