Job Purpose Summary:
The MEP Engineer is responsible for managing the operation, maintenance, and performance of mechanical, electrical, and plumbing (MEP) systems across assigned areas. The role ensures that all building systems operate efficiently, safely, and in accordance with technical and regulatory standards. The position supervises maintenance teams, monitors system performance, and supports preventive maintenance programs to ensure asset reliability and optimal operational performance. The MEP Engineer also supports CAFM operation and monitoring, contributes to asset management and budget preparation, ensures compliance with applicable regulatory requirements, and supports effective handling of service requests through the Helpdesk
Detailed Roles &Responsibilities:
- MEP Maintenance Planning & Execution:
- Manage and oversee preventive and corrective maintenance activities for all MEP systems.
- Ensure maintenance schedules are implemented effectively across assigned zones.
- Monitor maintenance activities to ensure timely completion of repairs and service.
- Ensure proper documentation of maintenance activities and system performance.
- preparation and implementation of annual preventive maintenance (PPM) plans based on asset requirements and operational priorities.
- Support continuous improvement of maintenance strategies and procedures.
- Monitor and ensure effective utilization of the CAFM system for tracking maintenance activities, work orders, and system performance.
- Technical Supervision & Work Control:
- Supervise technicians, foremen, and maintenance teams to ensure quality execution of works.
- Ensure maintenance and repair works are completed within defined response and rectification timelines.
- Provide technical guidance and support to on-site teams.
- Monitor work progress and ensure adherence to technical standards.
- Monitor contractor performance against defined KPIs and SLAs, and report performance issues to the Head of FM.
- Ensure proper control and coordination of maintenance activities across assigned areas, including supervision of all service providers within scope.
- Review and validate sub-contractor's deliverables, ensuring compliance with specifications, quality standards, regulatory standards and contractual requirements.
- HVAC & Energy Performance Optimization:
- Monitor performance of central cooling plants, HVAC systems, and related equipment.
- Identify opportunities to optimize energy consumption and operational efficiency.
- Ensure systems operate to provide optimal comfort for residents and users.
- Analyse system performance data and recommend improvements.
- Coordinate with FM Manager on energy-saving initiatives.
- Inspections, Fault Detection & Preventive Actions:
- Conduct regular site inspections to identify potential issues such as electrical faults, system inefficiencies, or plumbing leaks.
- Proactively address risks before they escalate into operational failures.
- Diagnose technical issues and recommend appropriate corrective actions.
- Ensure compliance with technical, operational, and regulatory requirements during inspections
- Report major risks and system deficiencies to the Head of FM.
- Spare Parts & Inventory Coordination:
- Review and approve requirements for critical MEP spare parts and consumables.
- Ensure availability of essential materials for emergencies and routine maintenance.
- Define and monitor minimum, maximum, and critical stock levels for MEP spare parts to ensure availability and prevent stock shortages
- Coordinate with the Procurement Officer and Storekeepers for timely replenishment of inventory.
- Monitor usage of spare parts to optimize inventory levels.
- Ensure proper documentation of spare parts usage and stock levels.
- Provide input for procurement planning based on maintenance requirements, system condition, and asset performance.
- Reporting & Operational Coordination:
- Prepare technical reports on system performance, maintenance activities, and equipment history.
- Provide regular updates to the Head of Facility Management on operational performance.
- Coordinate with the Soft Services team to ensure maintenance activities do not impact on cleanliness or aesthetics.
- Maintain records of maintenance activities, inspections, and system performance.
- Provide input for budget preparation based on maintenance requirements, asset conditions, and operational needs.
- Support asset condition assessment and provide recommendations for repair or replacement of systems.
- Support monitoring of maintenance activities against budget allocations and report any significant variances.
- Ensure proper handling, tracking, and timely closure of service requests received through the Helpdesk
- Support preparation of technical specifications, scope of work, and tender documents for maintenance activities and FM-related projects, including review of technical submissions.
- Support audits and technical reviews when required.
- Act as technical representative for FM in projects related to existing facilities, ensuring proper integration with existing systems and protection of ongoing operations.

Skills:

- Strong knowledge of MEP systems (HVAC, electrical, plumbing) & ELV.

Education & Professional Certificates
Education:
Bachelor's degree in engineering, Building Services Engineering, or equivalent.
Certificates:
Preferred Certifications:
- HVAC or MEP-related certifications.
- Energy management certification.
- Membership in professional engineering bodies.
Computer Literacy:
- Computer literate.
- Proficiency in MS Office and maintenance management systems (CMMS).
Languages:
English fluent.
Arabic is preferred.
Experience
- 5–8 years of experience in MEP maintenance or building services engineering.
- Experience in facility management or real estate environments is preferred.
- Experience managing HVAC systems, central cooling plants, and building systems is an advantage.
